The Mystery of the LeCount Square Proposal

Written By: Talk of the Sound News

The Leount Square development proposal is becoming more mysterious and chaotic every day. The nursery school on the property is planning to reopen and other shops have opened.

The Journal News is
reporting on the comings and goings
.

The Final Environmental Impact Statement was approved a long time ago.

So how can our City Council continue to approve “renewals” (already 12 have been given) for Cappelli’s agreement when, as Mayor Bramson stated on WVOX Tuesday (7/21)more zoning changes are still needed for the development?

Can anyone clear up the logic of Council’s approvals of this project?

  1. When the economy was good
When the economy was good Cappelli was looking to manuver his way around on this project.
Let first say his old buddy Boy Wonder Noam Bramson was willing to feign the use of emminent Domain to help Lou secure contiguous properties. Feign is the world because he was only floating.
Then the costs on the project started to mount.
Factor in sales @ Trump Cappelli are dismal even in good times as its hard to mix millionaires and 99 cent stores even with vision. I have to guess that Cappelli is not going to invest one red cent on the project from his own coffers and the City or more so Mayor Boy Wonder can’t find a way out other than to delay delay delay.
If I am taking book on this project I am saying it is never going to happen. The best thing the City council could do is call it dead and come up with some plan B’s or C’s to make the overall appearance work for now. The next 10 years will not fix the ills Downtown New Rochelle is burdened with. You can’t mix in illegal aliens and thriving commerce even with all of Bramson Bluster.
You can carbon copy the same for Forest City and ECHO BAY. Same deal there won’t happen in Bramsons tenure, which may not be too long if he keeps this up.

    1. You obviously…
have no idea what’s really going on in New Rochelle then. I bet you’ve been ousted and no longer have privy information.

      1. Developers Clash
Cappelli entered an agreement with Longitano who got tired of the property sitting fallow and decided to go to court and get permission to rent while the dust settles. He won and is filling the space. Cappelli has his personal health problems and a major monetary shortfall so this and all Cappelli projects are in a holding pattern. Not to worry though, Noam controls the IDA which will grant Cappelli any tax abatements requested and can probably push through any zoning changes needed. Until the citizens of New Rochelle realize they have backed failure for the last 16 years and vote the bums out developers with council’s blessing will continue to rape New Rochelle.
Term limits is the way to go!
