Beechwood Avenue Fiasco

Written By: Talk of the Sound News

The city spent 5 millions dollars to buy the land at beechwood avenue in order to move the city yard. In its current condition it is unusable and probably needs 1 million in renovations, road work, grading etc. Why does New Rochelle’s leaders always spend like drunken sailors? Why do they listen to developers that don’t understand new Rochelle and build things we don’t need?

As I said before (before construction) the Avalon building should have been condo’s. Renters don’t care about the city. The second Avalon should have been condo’s. The 600 Apartments proposed for echo bay should all be condos. ENOUGH WITH THE APARTMENTS!!!! The only reason anyone in power would continue to allow apartments is to continue bringing people into New Rochelle that don’t vote and don’t care. Bramson and Stowe MUST GO!!!!

  1. City spends 5 MILLION for land worth 1 Million
The property under the highway was bought for 5 million. It isn’t suitable for the needs of the city yard unless another million+ is spent. Stop any municipal public works employee and ask them. Total mismanagement at every level. When will the North end wake up? Vote them out before they get a chance to ruin the waterfront.

  2. apartments vs condos
I agree in theory- buyers are more desirable tenants then renters. That said, both Avalons- the rentals- are more than 95% occupied. Trump Tower- the “condo”- claims to be 60% occupied, but I can never seem to find more than a few lights on in the place at night.

Do you know how the other new buildings are doing? The Lofts, The Knickerbocker, 25 Leory (old Bloomingdale’s), 543 Main?

    1. Do we even know if the units
Do we even know if the units in the Trump Tower are finished? It’s pretty common for developers to not finish units until the units already finished have been sold. That way they don’t have to lay out the money to far in advance.

Also Trump’s bound to start renting the units that haven’t sold so they can start generating income. My bet is if they can’t sell them, they’ll start renting them and sell when the market improves.

And there’s no way the Trump Tower is 60% occupied. There’s just not that many lights on at night.
